About

The playbook behind a $2.4 billion portfolio, built for contractors.

Curbside Signal gives home-service contractors the system Vijay Sheth used to build a $2.4 billion portfolio across luxury mobility, hospitality and real estate: find real demand before anyone else, then move first. We package that playbook and automate it for your business.

Founder

Vijay Sheth founded PCH Exotics in December 2021 with one financed McLaren. In 2022 he bought a 38-car exotic rental company that was losing about $80,000 a month, with roughly two months of runway, and turned it into a national business. Today PCH Exotics is a global luxury mobility company: exotic cars, private jets and yacht charters across 9 countries and 30+ cities, with a fleet of 709 exotic cars, 83 private jets and 355 yachts. Vijay is its president and sole owner, His portfolio is worth $2.4 billion, not including his equity in MOTA.

He is also the founder and chairman of Macau of the Americas (MOTA), a planned $13 billion, multi-phase integrated resort and entertainment destination on Ambergris Caye, Belize. It's anchored on 733.1 acres of beachfront he acquired in 2023 in an $83.5 million deal that the seller financed in full.

His book, Infinite Upside (2026), tells that story in his own words: the deals, the turnaround, surviving an $8 million theft by a former partner, and rebuilding after three spinal surgeries.

The secret sauce, automated

Every one of those deals started the same way: spotting real demand early and moving before anyone else. That is the core of how Vijay built his companies, and Curbside Signal packages it and automates it for small home-service businesses. For a roofer, solar installer or HVAC company, the earliest public sign of demand is a building permit. Curbside Signal pulls those records from public open-data portals every week and turns them into a short list a contractor can work on Monday morning.

Curbside Signal is a DBA of PCH Exotics Inc. Curbside Signal launched in 2026 and is based in Carlsbad, California.

How we work

The pipeline is AI-powered: software pulls permit records, standardizes addresses, merges duplicates, reads each permit's work description to map it to trades, and delivers the result on a schedule. People decide which sources to add and check them before they're sold.

What we promise, and what we don't

  • Every number on this site is computed from records we actually pulled, and each data page names its source and date.
  • We only sell coverage for jurisdictions we actually pull.
  • We don't add homeowner names, skip-trace phone numbers, or offer cold calls or texts to homeowners.
  • We don't promise jobs or revenue. A permit usually means the job is sold; the value is neighbors, follow-on trades and competitor intel.
